Community Points of Interest
As the Westview Home Owners Association Board, our goal is to generate pride of ownership within the our community. The following are some of the items where the board will be focusing and asking for completion/attention. If you happen to recognize that you fall within any of these categories, please reach out to the board and let us know your situation. We want to help.’

- Section IV (1) – Architectural Control: Any exterior change to the property must be submitted and approved prior to work being completed. And the following are some examples of this:
- Section IV (7) – Completion of Landscaping: All front lots, from the front property line back to the front of the home (this is defined from the back side of the sidewalk to the front foundation line of the home), must be totally landscaped within 12 months after the completion of the home or the occupancy of any dwelling on said Lot. So if you have not already planned your landscaping to be completed, this is the time to prepare. If you have extenuating circumstances that are making this difficult, please reach out to the board. We are here to help.
- Section IV (8) – Walls, Fences, and Hedges: All fences and walls shall be constructed of new materials which enhances the appearance of the landscape. The use of other types of fencing and walls, such as pipe, cement, or cinderblock
- used for decorative fencing, backyards, or corrals is subject to final approval. Fencing is not a requirement but is encouraged.
- Section IV (3) – Outbuildings: A garage or greenhouse shall be permitted on any lot and must not distract from the architectural theme of the house. Sheds are permitted with permission.
- Containers are allowed as long as there is a plan to have them follow the architectural theme of the house and do not distract. This means home owners need to add a pitched roof and paint it to match the house. Containers need to be approved by the ACC committee and will have 90 days to complete the container upgrade. The current bylaws state that there will be a $50 per month fine after the 90 day period.
Reminders for the Community
Since we do have so many new neighbors, we want to highlight some of the most common issues we receive notifications about and provide a friendly reminder of our CC&R’s.

- PETS must be on a leash and under control when not within the confines of the home or fenced yard. Please be a responsible pet owner and conscientious neighbor and clean up after your pet.
- OUTDOOR FIRES: Outdoor fires need to be contained within a barbecue unit while attended or used for cooking purposes, or self-contained outdoor fireplace. If you need to burn, contact Iron County for a burn permit.
- UNSIGHTLY MATERIAL: Trash is to be kept in appropriate sanitary containers and stored out of prominent view. Do not allow storage to accumulate upon the lot which can become unsightly. Information about the Annual Community Clean-Up Day has been announced.
- PARKING: Parking of vehicles are to be in the garage or driveway of the property. At no time are trailers, recreational vehicles, boats or other vehicles parked or stored upon a lot unless they are in running condition, licensed, and being regularly used.
- ARCHITECTURAL CONTROL COMMITTEE (ACC) APPROVAL PROCESS: For any work that will affect the appearance of the outside of your home, the ACC “Request For Architectural /Landscape Change” form must be submitted and approved by the ACC prior to work beginning.
